Does the property have utilities?


Unless indicated in the description, the rural properties we represent do not have utilities. They’re perfect for a solar- or wind-powered “green getaway.”

Are mineral rights included?


Mineral rights are not included unless it is specifically expressed in a written format.

What can I do with the property?


While we most likely offer parcels in the agricultural and/or residential zoning area where you can farm or install a manufactured home or trailer, it is better to consult the local zoning authorities first before you decide to invest in a particular property.

Can I raise animals on the property?


Yes, if the property is zoned for agriculture. Please consult the local zoning authority.

Is land a safe investment option?


Many of the wealthiest people on earth got their start in real estate, and land is a great way to start. Simply put, they’re not making any more land. There is a finite supply, and as the world’s population grows, rural, undeveloped land will likely become even more valuable.

How much are property taxes?


All the properties are current with the property taxes and the amount varies from parcel to parcel. We will disclose the tax information in all of our listings.

Do I need an attorney or real estate agent?


We have streamlined the buying process to make it simple for you with straight-forward contracts. Of course, we encourage you to hire a professional if it makes you more comfortable.

How does your money-back guarantee work?


We want you to be 100% satisfied with your purchase of rural land. If you’re not satisfied for any reason within the first 45 days after closing, simply call us, and we will either exchange your parcel for one you like better from our inventory, or refund your note payments up to that point and take back the deed. It’s simple: we want you to love what you buy from us. The biggest advantage of working with is that you’re dealing with the actual owner of the property, not some developer or shell corporation.

Please note there are restrictions applied to our 45-day money-back guarantee:

  1. The guarantee applies to term / owner finance transactions only and NOT on cash sales.
  2. The one-time Document fee and monthly Note servicing fee are non-refundable.

Why should I buy from instead of a real estate agent?


A real estate agent’s fees can range from 5% to 8% of the purchase price. At, we eliminate the middleman and pass on the savings to our clients.

How do I apply for owner financing?


There is NO application process! No credit checks. You are already pre-approved. Simply put, if you can afford the down payment, we will finance you. The best part is if you decided to put down a larger down payment you will qualify for better discounts.

How do I make arrangements to inspect the property before I buy it?


Contact us first and we are more than happy to provide GPS coordinates and make arrangements with you to inspect the parcel at your own expense. Please note before you make a downpayment we can not lock in the property for you and it may be sold to someone else.

What documents do I need to apply for owner financing?


None. Our process is so simple that no documentation is required.

How long does it take to close on a property after I make my down payment?


Once your down payment clears, we’ll send out your entire deed package via email using (or similar services). This packet will include maps, photos, your Land Contract, Promissory Note, and Purchase Sale Agreement. Once you sign the documents digitally we will set you up on automatic payments (another way to save trees by avoiding payment coupons). Once you pay off your note we will file the signed and notarized deed with the county. The county will then mail you the original recorded deed for your files. it’s that simple.

The whole process usually takes about two weeks, and most of that is the time it takes for the county to process the paperwork.


Once you make your final payment on the property, we’ll issue you the Warranty Deed under your preferred title. And congratulations, you own the property free and clear and you are land rich now!
